Fractional CFO for Real Estate Operators and PE-Backed Companies

Real estate operators and PE-backed businesses move fast — acquisitions close, capital gets deployed, and reporting obligations multiply. The finance function that worked at one property or one portfolio company rarely scales to ten. I step in when the gap between operational pace and financial infrastructure becomes a liability.

Real estate finance rewards analytical rigor. The best acquisition decisions are built on disciplined financial modeling, honest ROIC analysis, and a CFO who has seen enough transactions to know what the numbers are actually saying.

My real estate finance experience spans more than two decades. At ASNY Corporation (one of the largest independent timeshare developers in the U.S.), I supported real estate acquisitions that resulted in doubling of free cash flow and 20% ROIC over five years and helped grow the development portfolio to over nine figures through disciplined acquisition analysis. I prepared financial statements for a $290M acquisition audit and coordinated a $10M financing for a publicly listed real estate company in Taiwan. I developed acquisition models for a private real estate developer in the industrial warehouse and storage unit segments. My institutional research work included deep coverage of publicly traded REITs and real estate operating companies.

What I provide for real estate operators and PE-backed companies:

  • Acquisition modeling and ROIC / CFROI / EVA analysis

  • M&A due diligence and transaction support

  • Capital raising — debt, equity, and institutional financing

  • Financial reporting and consolidation across multi-entity structures

  • Exit readiness and sale preparation

  • Fractional, interim, and project-based CFO and Controller engagements
